Having or creating an agreement of a term that is fixed is referred to as a JOC. This is also called the term of maximum value of dollars. Usually, the contractor to be handed the JOC is chosen based on competitive bids. The selected contractor is then required to perform the various tasks for the agreed period or during the life of the job order contract. This agreement is basically used on well-defined, recurring or repetitive jobs that need to be executed quickly. This agreement is therefore not applicable for single projects. Nevertheless, this option should not be used as an option in case there are other better ways of execution a certain job. This kind of agreement is appropriate for repetitive work. For instance, small renovation jobs are excellent for this kind of contract. The agreement allows the contractor to have a longer relationship when undertaking the various jobs that have been issued under the agreement. Therefore, professionals can take JOC in case there are any recurring jobs that they are supposed to handle. The contractors are usually selected and the unit price becomes fixed.

The term for the JOC usually lasts for a year. Once the agreement expires, the contractor or the owner can opt to terminate or renew the agreement. This depends on the one that come first. If the contractor is well compensated, he/she can decide to renew the contract and vice versa. Also, if the owner is satisfied with the work, he/she can decide to renew the contract.

The reason as to why this JOC is utilized by many people is because it simplifies things dramatically. Therefore, the duties will not be complicated, which will give the contractors an easier time to execute their duties. This is very important to the contractors as they will not have to spend a lot of time on the same thing. More so, simple jobs will be handled easily.

The JOC is also used to create one agreement for multiple improvement jobs, rather than one agreement for each task. This means that all the processes of construction will be covered by this agreement. This makes it very easy to handle or execute the jobs. More so, it saves time and money that would have been used to make single agreements for all projects.

This agreement usually has a set of rules and regulations that should be observed. Therefore, executing the projects becomes very easy. When the contractor is selected, he/she meets up with the owner to assess the work at hand. After that, a time-line and price are agreed upon.

Therefore, it is essential to have a JOC if you have a construction project that is running. This will put everything in order and help you to easily control the project. Therefore, select the most capable contractor and come up with the best way to handle the tasks and complete them in time.
